Deal Principle

Speed Matters

Good enough today beats perfect next month. Markets move, opportunities disappear, and capital sits idle. The investors who act decisively with clear thinking consistently outperform those who wait for certainty.

The Cost of Waiting

Every week you spend deliberating is a week of capital sitting idle, a week of the seller talking to other buyers, and a week of market conditions potentially shifting. Real estate and business deals move fast. Sellers work with buyers who are ready — not buyers who need one more week to think about it.

This doesn't mean acting recklessly. It means doing the work upfront so you're ready to move when the right deal appears — rather than scrambling to figure things out after you've already found it.

What Enables Fast Decisions

1

Pre-approved funding

Know your funding sources before you need them. Hard money relationship, private lender, or bank approval — being pre-approved means you can commit confidently and quickly.

2

Clear investment criteria

Know what you're looking for before you look. Market, price range, property type, target return. When a deal fits, you know fast. When it doesn't, you move on without wasting time.

3

Trusted team in place

Contractor, attorney, lender, inspector — the deals that close fast are the ones where the team is ready to go. Assembling it during due diligence slows everything down.

4

A framework for quick analysis

Know the numbers that matter and how to run them. A simple spreadsheet you've run 100 times is faster and more reliable than a complex model you're building for the first time.

Speed vs. Recklessness

Speed is not the same as skipping due diligence. The goal is to do the right work quickly — not to skip the work. Investors who move fast and break things end up with broken deals.

The fastest investors I've worked with are fast because they've done the work beforehand. They know their market, have their funding ready, and have run deals enough times that the analysis is second nature. Speed is a result of preparation, not impulsiveness.

If you're sitting on a deal and not sure whether to move, let's talk through it quickly. I can help you figure out whether hesitation is protecting you or costing you.
