The constraint

Purchase near $180K, ARV near $245K — but conventional financing wouldn’t touch current condition.

How I think about it

Short-term capital for purchase + rehab, timeline locked to a real exit. Sell when the property is retail-ready, not when emotions say so.

BRRRR

Situation

Duplex: heavy value-add, strong rent post-rehab.

The constraint

Not enough liquid to fund purchase + rehab on bank terms alone.

How I think about it

Phase-one capital through rehab and lease-up, then refi on stabilized numbers — only when the second loan actually clears the first.

Business acquisition

Situation

Established service business, meaningful profit, seller motivated.

The constraint

Buyer short on down payment; bank wants a story the deal doesn’t yet tell.

How I think about it

Structure with seller participation and terms tied to real cash flow — so the business pays the note without fantasy projections.

Thin capital rental

Situation

Investor with limited cash wants in on rentals in a tight market.

The constraint

Conventional down payment doesn’t work with current liquidity.

How I think about it

Explore creative paths only when risk is understood — sometimes the answer is “not yet” instead of forcing a bad structure.

Bottom line: most deals fail in structure or timing, not because the spreadsheet was boring. Structure and timing have to work before capital.
